In the recent market, many investor’s have switched their loyalty from capital growth to cash flow.  With prices being more affordable and rents staying relatively flat over the last few years, cash flow has been easier to come by.  That being said, there are still tough questions that need to be asked:

What do you want to happen next? Are you 41, love your job and can’t imagine retiring? Are you 56 and ready to retire yesterday? Without appreciation, are you paying down your mortgage quickly in order to create you own equity?  Are you willing to invest outside of San Diego? How aggressive are you willing to be in your next move?

Your answers indicate whether Cash Flow is a realistic choice. Are you geographically bound? Must you manage your properties personally? Is cash flow the best choice, or is a growth approach better for you? Are there mistakes to clean up? There are another dozen questions to answer.
